About Suplusnis

Buying a house on the Spanish coast is a dream for most people.
It should also be an honest purchase. Yet things often go wrong in Spain,
and that's why Suplusnis exists.

Why we exist
When you buy a new-build property in Spain, you often receive "free" guidance from a real estate agent. That guidance is not free. The project developer pays the agent a commission of 5 to 12 percent, and that amount is simply included in the price of your property.

This has a consequence. An agent paid by the seller has an interest in you buying, and preferably the project that yields them the most. You hardly notice this, because the commission is not listed anywhere.

We thought it should be different. That's why we started an independent purchase office for Dutch-speaking buyers, specializing in new-build properties. Not on the side of the developer, but on your side of the table.

Our mission
We want every buyer in Spain to be guided fairly and independently. You receive advice that serves your interests and not ours. We are transparent about what is earned from your purchase, and you only buy when you are completely certain about it yourself.

Our vision
We want to end hidden commissions in the Spanish new-build sector. That doesn't happen by just complaining. We identify the problems, set a good example ourselves and hope that others will follow that example. When buyers understand how it works, they naturally choose transparency.

How we work
At our agency, the project developer pays the commission. This is usually between 5 and 12 percent. The difference is what we do with it: we keep 4 percent, and you get the rest back.

Here's an example: if the developer pays 8 percent, we keep 4 percent and the other 4 percent goes to you. On a property worth €300,000, that's €12,000 back.

So you don't pay us anything. For each project, we tell you exactly what the developer pays and how much of that you get back. We don't offer a "free" flight or hotel with your purchase, because you ultimately pay for that yourself. What you get back from us is real money.

Complete peace of mind
Buying a house abroad involves a lot: a different language, different rules, different customs. You don't have to figure all that out yourself. We take it off your hands, from the first conversation to well beyond the purchase.

We search with you for the right property, go along to the viewings and arrange the purchase. Even when the keys are in your hands, we're still here for you. Do you have questions about your new home, or are you finding your way in your new surroundings? Then you can simply come to us. You always know who to call.

What we stand for
- Transparency. You always know what margin we earn on your purchase and what you get in return. Ask us per project and you'll get an honest answer.

- Expertise. We know the coasts, the projects and the developers. We have the necessary licenses and a network of lawyers and mortgage lenders for the entire purchase process.

- Enjoyment. Buying a house by the sea should be a wonderful time. We make sure you can enjoy the search, at your own pace.

- Your interest first. We advise the project that suits you, not the project that brings us the most profit. Sometimes that also means: not buying just yet

Where we are active
We guide buyers along the North Costa Blanca, South Costa Blanca, Costa Cálida and Costa del Sol. They are four very different coasts, and each has its own atmosphere and price level. We help you discover which one suits you best.

Together on a viewing tour
If you are seriously looking, we will spend two days with you visiting the projects that suit you. We pick you up at the airport or your hotel, and lunch is provided. If you are sure afterwards, we arrange the rest, even if you are back home. If you are still unsure, we continue searching at a relaxed pace.

Who we are
Suplusnis was founded by Mandy Singels and Rochella de Jong. They witnessed firsthand how the Spanish new-build market works and believed that buyers deserve better. Together with Killian, Diana and Jan, they guide Dutch-speaking buyers from the first introduction through long after the keys are handed over.

Get to know us?
You're not committed to anything. Ask us your questions, inquire about what a project can offer you, or schedule a viewing trip. We're happy to think it through with you.
