Our approach
Buying a house in Spain is not something you do every day. That's why we keep it clear.
You know at every step where you stand, what happens and what you get back after the purchase.

1. Getting to know each other
A good purchase starts with a good conversation, from both sides.
You tell us what you're looking for. Do you want to live there yourself, spend vacations there, or do you see it as an investment? Which coast appeals to you, and what is your budget?
We tell you who we are, how we work, and what you'll get from us after your purchase.
After that, you decide for yourself whether you want to continue with us.

2. Financing and legal advice
Before we start searching, we make sure you know what's possible. Do you have questions about financing or the legal side of a purchase in Spain? Then we connect you with the right people from our network, such as a mortgage lender or an independent lawyer.
This way you start your search with a clear budget and without surprises.
3. Search and selection
With your wishes as our starting point, we get to work. Because we are independent, we look broadly. We review the offering along the entire coast, so not just a few fixed projects.
You receive from us a selection of projects that truly suit you. For each project we honestly tell you what we think of it, both the strengths and the weaker points. And we show you what commission the developer pays and what you get back from us after your purchase.
This way you not only choose the home that suits you, but you also know exactly what you're getting into.
4. On a viewing trip
Photos and floor plans give a good impression, but nothing beats seeing it yourself. That's why we coordinate our schedules and plan a viewing trip to Spain together.
We visit the projects we've selected together and introduce you to the surroundings. This way you can see with your own eyes how the finishes are, how far the beach really is and what there is to do in the area. We honestly tell you what we think of each project and answer all your questions.
During the trip, you'll discover not only which property you find beautiful, but also which one truly suits you.

5. The Purchase
Once you've found your dream home, things get serious. But it doesn't have to feel complicated, because we'll walk you through every step.
It starts with the reservation. With a reservation deposit you take the property off the market, so no one else can buy it. Then comes the purchase contract. Your lawyer checks it first, so you know exactly what you're signing.
With new construction, you often pay part of the purchase price in installments during construction. We make sure you know when each payment is due, and your lawyer checks that your deposits are properly protected with a bank guarantee.
Don't want to come to Spain for every signature? Then we'll arrange a power of attorney beforehand. That way the purchase goes ahead, even if you're at home.

6. Construction and handover
After the purchase, the waiting begins. With new construction, that can take a while, but you won't be alone in this. We maintain contact with the developer and keep you informed about the progress of the construction.
Once the property is ready, we walk through your home together and check that everything is as agreed. If anything is not in order, we will ensure it is resolved.
After that, you sign the deed at the notary and pay the remaining amount. From that moment on, the property is officially yours, and you receive the keys.
7. The difference goes to you
Now comes the moment you've known about since our first conversation. Once the developer has paid the commission, we keep 4 percent, and the rest we transfer to you.
The amount is no surprise, because you already knew it before you bought. It's simply money that ends up where it belongs.
8. Also after your purchase
With the keys in your hand, our guidance doesn't stop. Do you want help with furnishing, or would you like to rent out your home? Then we'll connect you, if you wish, with the right parties from our network.
And if you have questions about your home or need help finding your way in your new surroundings? Then just give us a call. We remain your point of contact, long after your purchase.
