We guide our clients the way we ourselves would want to be guided: personally, transparently, and always with pleasure. This means honest advice without hidden commissions, clear communication, and support at every stage of the process. For us, transparency is not a slogan, but a promise. That's why we apply a fixed commission rate of 4% for all our projects. If we receive more from the property developer, you get the difference back. This way, you always benefit from a fair deal.

Born into a family deeply entrenched in the construction and real estate sector, he inherited a natural affinity for the industry from an early age. As a budding entrepreneur, he dabbled in real estate investments across Spain and the Netherlands, refurbishing properties for profitable resale. His journey took a turn in 2019 when, after years in the hospitality sector, he decided to focus solely on his true passion - real estate on the Costa Blanca and Costa Calida.
As a third-generation member of a renowned catering family within the esteemed Young Horeca Group, I am intimately acquainted with the mantra "customer is king." With a rich history in the catering industry, I've spent numerous years prioritizing customer satisfaction. Having cherished holidays on the Costa Blanca for over two decades, I turned my dream into reality by relocating there in 2019. With my fervor and expertise, I've assisted countless customers, acquaintances, friends, and family members in realizing their dream homes in the sun. Getting Acquainted & Preparation
Step 1: Introductory Meeting
The first step is a personal introduction. We want to learn more about your wishes, preferences, and expectations. Together we map out the type of property you’re looking for, your preferred locations, and your budget. This meeting helps us form a clear picture of your ideal home and the options we can offer.
Step 2: Financial & Legal Advice
Before entering the property market, it is essential to receive sound financial and legal advice. We’ll connect you with our trusted partners: a financial advisor to help with financing, and a legal advisor to ensure everything is legally in order. This provides a solid foundation, so you can proceed with peace of mind.
Step 3: Property Selection
Based on the introductory meeting and the financial/legal framework, we’ll compile a list of homes and developments that match your criteria. Whether you’re looking for a coastal apartment, a villa with a pool, or a luxury golf penthouse, we’ll make sure you have the right options.
Phase 2
Orientation & Decision
Step 4: Viewing Trip
A viewing trip is your chance to experience selected properties in person. We organize a professional trip so you can view the homes, explore the area, and get a real feel for the location. Step 5: Reservation
When you’ve found your dream home, it’s time to officially reserve it. A reservation contract takes the property off the market and gives you priority. This allows time to finalize administrative and legal steps with peace of mind.
Step 6: Power of Attorney with Notary (NIE + Bank Account)
In Spain, you need an NIE number (Número de Identificación de Extranjero) to purchase property. We guide you through this process efficiently. We’ll also open a Spanish bank account for you. If you prefer, all of this can be done via power of attorney, so you don’t need to be physically present.
Phase 3
Paperwork & Financing
Step 7: Signing the Preliminary Purchase Contract
Once all documents are in order, you and the seller sign the preliminary contract along with a deposit. This outlines the main terms: price, payment schedule, and transfer date. You now officially declare your intent to purchase the home.
Step 8: Applying for a Mortgage
If you need a mortgage, now is the time to apply. We advise and support you in applying through a Spanish bank. We ensure a smooth process and help you find the best terms to fit your situation.
Step 9: Final Deed at the Notary
The final step is signing the official deed at the notary. This finalizes the transaction. Ownership is transferred and the remaining purchase amount is paid. Once signed and paid, you are the proud owner of your new home in Spain!

Our service doesn’t stop at handing over the keys. Even after the purchase, we’re here for you. We assist with everything related to living in Spain: connecting utilities like gas, water, and electricity, helping furnish your home, arranging insurance, or applying for a rental license. We're not doing this to show off with numbers, but to make transparency tangible. As a buyer, you often don't realize that the commission on a new-build property can vary from 4% to sometimes as much as 12%. That can easily mean a difference of tens of thousands of euros, without you noticing anything. By showing our example, you can see directly how an honest, fixed commission rate benefits you financially.
It also demonstrates why we work this way: we want our advice to revolve entirely around your needs, not around the size of our commission. If we receive more from the property developer than our 4% rate, you get the difference back. This ensures that your advantage and your interests always come first — exactly as we ourselves would want to be guided as buyers.
Hidden commissions?
Absolutely — and often higher than you think.
In Spain, the commission on a new build property is always included in the price and is paid by the developer to the estate agent. As a buyer, you therefore don't have to pay anything to your estate agent or buying agent. Sounds good, right?
But there's a big problem: the amount of these commissions varies enormously per project and per region — from 4% to sometimes as much as 12%. That can easily mean tens of thousands of euros difference. Amounts that you as a buyer know nothing about, which makes it all too easy for estate agents to steer you — consciously or unconsciously — towards projects where they earn the most. And not necessarily towards the property that suits you best. That just doesn't feel right.
At Suplusnis, we do things differently. We believe that transparency and honesty are essential to be able to truly advise you well. That's why we always apply the same commission rate of 4% for all our projects. If we receive more from the developer (which is the case in 9 out of 10 cases), we simply refund the difference to you. This way, you always benefit from a fair deal and our advice is fully focused on your needs — not on our commission. Much fairer.
